You have decided to sell your home but aren't sure what you should do first... Here is a home-selling timeline to help you along the way and keep stress at bay.
While you are making the most of your weekends by getting ready to sell, don't get overwhelmed and break your to-do list into manageable chunks... even better idea... break it into bite-size-pieces.. so much easier to swallow.
As soon as possible...
* Interview a real estate agent(s):
Take time to find an expert who has a great track record, good communication skills, and confidence!
* Make a plan:
Work with your agent to prioritize tasks. Focus on one at a time.
What can you live without until you move? Pack it up and move it out!
* Hire a home inspector:
Get a pre-inspection so you can identify issues or items that need repair. Work these into your budget in the beginning so it doesn't blow a deal later.
* Make the repairs:
Get some advice from your agent and see where your fix-it budget will get you the biggest bang for your bucks.
* Stage your home:
Create an inviting space that allows the buyer to picture themselves in your home.
* Deep clean:
Scrub EVERY surface until it shines... no... SPARKLES! If you have to, hire a pro to make carpets and floors look and smell new again.
*Apply finishing touches:
Get your home picture-perfect so your photographer can capture it in the best possible condition.
