How to find a stellar real Estate agent?

Your thinking of selling your home and not sure who to hire? Or how to go about finding out who is the best one for you. There are so many places that you see lots of agents everywhere, on signs, billboards, radio ads, postcards in your mailbox, or social media. You want to start doing research on the agent you want to hire and the Brokerage that represents them.
There are 4 top things to consider
Reviews:
Look at the reviews on Zillow, Google, and social media. You should find many if not LOTS of reviews on any of these sites about the agent themselves, and their brokerage. You will get a good sense for how they represented their clients in those reviews and the relationship that developed from their transaction. Each Brokerage has a culture and that will also reflect from the reviews. You want an outstanding agent that has an outstanding brokerage supporting them and you during what is most likely the biggest transaction of your life.
Well educated in the real estate market:

Should I make repairs before listing the house?

When listing a house for sale it always gets asked, do I make all these repairs before we list my home? There is usually a list that has been accumulating for some time that has never been completed. I will tell you to consider these 3 things on that list, Functionality, Curb Appeal, and Appraisal issues.
If its an appraisal issue then yes get those done before listing. Do you have peeling paint on the outside of the home/ that needs to be fixed. Are any windows broken or cracked, they may need to be repaired or replaced. Do you have Smoke and Carbon Monoxide detectors on each level of the home, because those need to be installed before you list. Electrical wires not in junction boxes, there are many more things that an agent could tell you about.
Does it add curb appeal?
Have you been putting off weeding the flowerbeds, trimming the trees, or fixing the front window shutter that has fell off the house? In Spokane WA we get the 4 seasons and adding a little pop of fun to the front o ...

Spokane Real Estate Market

Spokane Real Estate Market

Week Of October 14th-18th

Its October and fall has come in Hard with Winter right at its heels. Everyone is asking what is the real estate market doing?

We are still seeing a low inventory of 1.2 months for Spokane County. This is a market that is still favoring the sellers. A balanced market would have 5-6 months inventory.

The number of active listings is down by 84 in the last week, and the number of new listings is also down by 49.

We are still in a strong sellers market, and with such a low inventory of new homes it has been difficult for some people to find a home to buy. People are even reluctant to put their house on the market in fear of not finding another home to buy when they know their home will sell quickly.

If you’re a buyer and trying to find a home, please be patient and understand that you may be submitting several offers before you get one accepted. You will even be running to the next house th ...

Long-distance house hunting

Regular house-hunting isn't always easy, but adding distance into the mix can present challenges you don't have when looking over a few neighborhoods for a new home. While it may not be a walk in the park to buy a home from far away, it is possible. If you find a great agent and follow these steps, you can take away some of the stress that comes with moving long-distance.
1. Start Your Research
Knowing what is in your neighborhood is something we tend to take for granted. You know where the best sushi place is and exactly what grocery store is closest to your home for those last-minute runs. When moving to a new neighborhood, especially in a new state, it is key to decide what is important to you when it comes to proximity. Does your new house need to be near a park for your kids? Do you need to be 5 minutes from the closest coffee shop? You'll also want to look into crime rates and school ratings if you have children. Researching your potential neighborhoods will help you feel bette ...

What to pack for the first night in your new home

You just finished unloading the final box from the moving truck, and now you’re officially moved into your new home! You go to take a shower to wash off the day, only to realize you don’t have a shower curtain. After spending a full day moving into a new home, the last thing you are going to want to do is dig through all of your unopened boxes to find an outfit or a charger (or even a shower curtain). The next time you’re moving, create a ‘first night box’ so that your essentials aren’t hidden at the bottom of another box. Here is a list of what you should pack:
1. Toiletries
You may have thought about keeping your toothbrush in an easy-to-find place when packing, but you’ll need more toiletry essentials to get through the first night or two. Be sure to pack toilet paper, towels, a shower curtain + rod, shower items, and a first aid kit.
2. Clothes
Unless you are an extremely organized packer, finding an outfit for the next few d ...
