Sellers Need to Know! Part 3

What is an Appraisal Report?

The appraiser sends the report to the lender taking note of the value of the home and how it was reached. Lenders are required to give buyers a copy. It may include the following:

* Condition of the home and notes about the neighborhood
* Information about upgrades
* Interior and exterior pictures
* Maps of the parcel and home
* Information about the comparables
* Description of how the appraiser determined the home value
* The home's value

As a seller, it is helpful to have the home appraised for a higher value. Here are some steps to give the appraiser the best possible impression of your home.

1. Keep receipts or pictures of recent upgrades or renovations
According to some appraisers, renovations made in the past five years are most valuable. However, even if it has been more than five years, you may want to mention it. Take note any newer appliances that are part of the home such as a new dishwasher or stove. Having this ready bef ...

Why Should I Hire You as my Agent? PART 1

During the home-buying process, you will collaborate with and speak with your real estate agent more than any other party involved. This person will be your right hand, support system, and, in some cases, your eyes and ears. Most importantly, they will be the expert throughout the home search or home selling process. Find an agent that fits your needs and they'll work for you to find the ideal home at the price point you can afford.

Not every agent is the same. Take a look at their history of homes sold in the past 6 months to a year. If they have just a few, then you know that this not their number one priority. They may work another job, which may not be in the best interest for you.

There are typically two agents involved in a transaction. The agents are the buyer's agent who represents the buyer and buyer only. There is also the seller's agent who represents the seller and their property. Both agents work on a commission averaging 3% for each agent. This cos ...

Why Should I Hire You as my Agent? PART 2

When choosing an agent, they should not only be good listeners, communicate, and be knowledgeable, they should EDUCATE, ADVOCATE, and NEGOTIATE for YOU!

Here are some tips to use while interviewing real estate agents for purchasing and selling homes:

Finding a Quality Agent:

Lender Suggestions:

You have found a lender. Lenders interact with tons of agents over the years and can usually point buyers in the right direction towards professional agents that provide the BEST customer service and efficient documentation to the lender. TRUST your lender's opinion, especially if the lender is local.

Friends and Family:

Know any friends and family that have recently sold or purchased a home? ASK them for suggestions! They will probably give you the BEST review of an agent and the experience they had with them... whether it was good or bad.

Check out Reviews:

How do buy online? We look at reviews! I know you are looking at Zillow, Realtor, and Trulia to ...

What are Millennial Home buyers looking for in today’s market? Should you as a seller be aware of what is appealing to them?

Sellers did you know that Millennial’s make up a large portion of our home buying market. This is the generation born between 1981-1996. They are in their twenties to late thirty’s. They are expected to out number baby boomers in 2019. It is something as a seller you can’t ignore.
They know what they want in a home and they are willing to keep looking until they find it. They see home ownership as more affordable than renting. They know that owning a home makes financial sense. They stay within their budget and don’t want to overpay for a home.
They are looking for homes that have sustainable designs such as the use of green products and materials that are kind to our environment.  Energy efficient appliances and smart thermostats.
They want homes that have smart technology, are eco-friendly and cost efficient. They also want homes to be a place of comfort and a quiet sanctuary. The quality of the neighborhood is at the top of their search as most impor ...

How to reduce the time your home is on the market.

Would you like to sell your home quickly? Are you anxious to purchase your next home? Do you want your home to stand out from your competition?

Here are some tips that can help you sell your home quickly.

1.       Home staging. Did you know that homes that are staged properly sell 90% faster than homes that are not staged. This doesn’t mean you have to move all your furniture out and have furniture brought in unless it is vacant. If you hire a great real estate agent, they will be able to advise you of what furniture to remove and what should stay in the home. They will help you by advising where to place the furniture in each room. They will also advise you on how to get the home ready to sell.

2.       Clean clean clean. How will the buyer feel the moment they come into your home? It is imperative that your home is very clean. This means that the home should be scrubbed and clean. Everything from bathr ...
