If you’re on the home-buying journey for the first time or the first time in a long time, you may have the image of the “perfect” home in mind — every wall a color you love, the best flooring, and the perfect backyard. While there’s a chance you may find your dream house, it is more likely that you’ll find that house with a few exceptions. So where should you draw the line? Are there things you should ignore if the price and location are right? The answer is yes! There are some things you can ignore while home shopping if, it means checking the rest of your boxes. Here are some of the things you can overlook if you are considering making an offer on a home that has the perfect location or layout.

You've just finished spring cleaning, and summer is approaching quickly. Summer means longer days and later nights, and usually more traffic in your home. With playdates, game nights, and bonfires, there are likely to be more guests in and out of your home than usual. While fun is the priority, safety should be as well for children and pets especially. To Create a safer haven, follow these steps so you can enjoy a safe summer (as well as all the other seasons):

If you have items that are important to you and could easily break, it is best to store them away, so they don't get damaged, and no one gets hurt from the broken item in the process.
2. Make off-limit areas
If you want to prevent children and pets from going places you don't want them, consider installing safety gates. Placing gates in front of staircases and rooms with more breakable items can prevent both children and pets from falling or ...

Spokane's real estate market is HOT right now, and there just aren’t enough homes (or rentals) to keep up with all of the growth that’s happening here. Most houses are going under contract within 24 hours of going on the market, and buyers are even offering significantly more than the asking price on homes just to become the top bidder and increase their chances of getting their offer accepted. To say that it’s a seller’s market would be a massive understatement.
So what are you supposed to do if you don’t have the most money to offer? How are you supposed to even be considered in such a competitive market? Buyers are setting themselves apart from the pack by writing what I call “Love Letters” to the sellers.
A Love Letter is a way to tug at the heartstrings of sellers, you tell them why you love their home, how you imagine your lives in the home and making memories in the home. You give them a glimpse into who you are, and your futu ...

Would you like to sell your home quickly? Are you anxious to purchase your next home? Do you want your home to stand out from your competition?
Here are some tips that can help you sell your home quickly.
1. Home staging. Did you know that homes that are staged properly sell 90% faster than homes that are not staged. This doesn’t mean you have to move all your furniture out and have furniture brought in unless it is vacant. If you hire a great real estate agent, they will be able to advise you of what furniture to remove and what should stay in the home. They will help you by advising where to place the furniture in each room. They will also advise you on how to get the home ready to sell.
2. Clean clean clean. How will the buyer feel the moment they come into your home? It is imperative that your home is very clean. This means that the home should be scrubbed and clean. Everything from bathr ...
