How to Sell Your Home Quickly
Did you just receive a job transfer or has your life recently changed and now you suddenly need to sell your home? Before you freak out, please take a look and examine our current housing market in Spokane and the surrounding areas. We are at a 1.2 months of inventory. That means that this is still a strong seller's market. If there were no current homes were listed in our current market with this level of activity, then we would run out of homes to sell to all of our buyers in 1.2 months. At the present time 65% of homes that are listed sell within the first 30 days. All of these homes that sell within the first 30 days have a 100% chance of receiving their full asking price.

When listing a house for sale it always gets asked, do I make all these repairs before we list my home? There is usually a list that has been accumulating for some time that has never been completed. I will tell you to consider these 3 things on that list, Functionality, Curb Appeal, and Appraisal issues.
If its an appraisal issue then yes get those done before listing. Do you have peeling paint on the outside of the home/ that needs to be fixed. Are any windows broken or cracked, they may need to be repaired or replaced. Do you have Smoke and Carbon Monoxide detectors on each level of the home, because those need to be installed before you list. Electrical wires not in junction boxes, there are many more things that an agent could tell you about.

What do you do when you are preparing your home for sale????
There are so many things to think about as you prepare to sell your home. Here in Spokane we continue to see a strong seller's market. So, even as we head into the fall and winter months, I strongly advise that you do take a look at your curb appeal, and make a potential buyer say "Stop the car!!"

1. First impressions are paramount if you want to sell your home. You want to get the potential buyer in the door. You don’t want to them to drive up to the curb and then just drive off because the first impression was not the best.
So, what should a seller do? Make sure your curb appeal is great. Clean the walkway and the porch. Put a potted plant by the front door. Make sure the front door is clean, freshly paint it if needed, maybe a pop of color. If there is room for a chair or two and a little table add them. Make the home look inviting.
