Finding a Quality Agent:
You have found a lender. Lenders interact with tons of agents over the years and can usually point buyers in the right direction towards professional agents that provide the BEST customer service and efficient documentation to the lender. TRUST your lender's opinion, especially if the lender is local.
Friends and Family:
Know any friends and family that have recently sold or purchased a home? ASK them for suggestions! They will probably give you the BEST review of an agent and the experience they had with them... whether it was good or bad.

Your agent has told you the dangers of staying in the home during showings, but you just KNOW if you can really highlight all of the features that aren’t obvious, you can sell your home better. And besides...who wants strangers walking through their home without them?? So, against your agent’s advice you decide to be the personal tour guide for prospective buyers.
First and foremost, Buyers feel very uncomfortable spending time in a stranger’s home with that stranger still in the home, let alone looking over their shoulder. The goal is to have the buyer feel immediately comfortable upon entering the home and create an atmosphere where they can linger and begin to imagine themselves and/or their family living in this home.
