Should I make repairs before listing the house?

When listing a house for sale it always gets asked, do I make all these repairs before we list my home? There is usually a list that has been accumulating for some time that has never been completed. I will tell you to consider these 3 things on that list, Functionality, Curb Appeal, and Appraisal issues.
If its an appraisal issue then yes get those done before listing. Do you have peeling paint on the outside of the home/ that needs to be fixed. Are any windows broken or cracked, they may need to be repaired or replaced. Do you have Smoke and Carbon Monoxide detectors on each level of the home, because those need to be installed before you list. Electrical wires not in junction boxes, there are many more things that an agent could tell you about.
Does it add curb appeal?
Have you been putting off weeding the flowerbeds, trimming the trees, or fixing the front window shutter that has fell off the house? In Spokane WA we get the 4 seasons and adding a little pop of fun to the front o ...

How can I make my house more sellable?

Looking to sell your home but you do not know where to start? Let me help!

Buyers have seen a lot, they have been around the block, they know what they want. Most buyers say they do not care about the "small stuff" but they do. Here are three suggestions and steps to make that happen:

Step 1. Fix The Little Things-

Once you are in your home for awhile it is easy to overlook the broken handle in the bathroom or the huge scratch on the front door that looks like Godzilla was trying to break down. Update your doorknobs (bye-bye gold knobs), give your home a facelift by giving it a fresh coat of paint, update the bathroom vanity with something modern and new. Small things like this is a step to making your home more sellable.

Step 2. Clean Your Home-

Sure, not everyone keeps a tidy household at all times but when you are selling your home this must be a top priority. When buyers walk into a clean, well-kept home it can do wonders. The ...

Fall Housing Market Update!

Fall is well under way and the market is really starting to reflect that!  We had a summer that was bustling with activity, but it has begun to slow down.  For the past several weeks we have seen a decline in the number of houses coming on the market and going under contract.  This week alone, new listing are down almost 25%!   Prices are still up though, 11.5% over this same time last year.

What does that mean if you are a seller?  It means that you have to the right plan in place!  This means the right agent, the right price, and the right marketing!  Homes are still moving quickly, but buyers also know the market has slowed down and they are hyper aware of the pricing and availability.  Inventory is still very low, but the number of buyers looking for a home has also declined as we rolled into fall.  Creating a plan with you broker that meets you needs in terms of staging, price ...

Don't Sweat the Small Stuff When Buying a Home

If you’re on the home-buying journey for the first time or the first time in a long time, you may have the image of the “perfect” home in mind — every wall a color you love, the best flooring, and the perfect backyard. Are there things you should ignore if the price and location are right? The answer is yes! There are some things you can ignore while home shopping if, it means checking the rest of your boxes. Here are some of the things you can overlook if you are considering making an offer on a home that has the perfect location or layout.

While it may be tempting to wait for a home with new carpet or freshly painted white walls, overlooking old carpet or vibrant wallpaper can help you get your otherwise dream-home. Replacing the carpet or painting the walls do ...
