Home Updates That May Require Permitting

You’ve purchased your new home and now you are ready to start making it your own, yay! Or, you have purchased your first starter home/investment property and are going to start putting work into it so you can get the best return when you go to sell. Regardless of the circumstances there are certain scenarios when doing updating/remodeling on your home that will require you to get the proper permitting. Building permits are authorizations written by the city or county signing off that the work being done has been completed according to code.
This is important because if the work is not done according to code it will likely be flagged by the home inspector or appraiser when you are going to sell. Remodel or just move?

You’re thinking about getting your home on the market?  Are you wondering what you should do before listing it?  Are you wondering what you could do to get the best price for your home? Maybe you are thinking about a kitchen remodel? A Bathroom remodel? You’re asking yourself will you get your money back in the sale?

My advice would be no.  Don’t do a kitchen remodel unless you are planning to stay in the home. You’re not going to get that money back out. That being said, there are some things you could do in your home to make it more appealing to buyers. There are some easy fixes and less expensive repairs to help your home sell.



In the kitchen for instance, perhaps your appliances are very old? Spend a little money and replace those old outdated appliances with some new ones. Stainless appliances are very popular right now.

Renovate or Relocate?

Over the past few years, two trends have emerged in the housing market:



Home renovations have shot up
Inventory of homes available for sale on the market has dropped




A ‘normal’ housing market is defined by having a 6-month supply of homes for sale. According to the latest Existing Home Sales Report from the National Association of Realtors, we are currently at a 4.4-month supply. In Spokane, we have been at a historical low of 1 month of inventory throughout the entire year of 2018.

This low inventory environment has many current homeowners worried that they would be unable to find a home to buy if they were to list and sell their current houses, which is causing many homeowners to instead renovate their homes in an attempt to fit their needs.

According to Home Advisor, homeowners spent an average of $6,649 on home improvements over the last 12 months. If that number seems high, it also includes homeowners who recently bought fixer-uppers.
