Thinking of Selling Your Home This Winter? Do These Things NOW!

Winter is quickly approaching and cold weather is coming right along with it. If you’re thinking of selling your home during the colder months, now is the time to take care of prepping your home for the winter season. Before the deep freeze hits, you’ll want to make sure you’ve done your seasonal maintenance. By preparing for the impending weather, you can address any issues that may get worse with colder temperatures or just keep your home in the best condition to make sure your property is in top shape no matter the season. Here is a great reference checklist to make sure you’re doing the basics to get your home ready for the cold- whether you plan to list your home or not!

1. Rake it up.
Everyone loves the changing leaves, except your grass. Leaving fallen leaves in your yard can kill you grass and prevent growth in the spring. Make sure you keep those leaves raked up!

2. Check your gutters.
Those same leaves that can kill your grass can also clog ...

Should I Stay or Should I go?? How to Decide If You Should Remodel or Sell...

After living in a home for several years, it can be easy to discover things you may not be crazy about. While some things can be a quick fix, there may be major changes that make you wonder if it is worth the investment. At this point, you're probably asking yourself if you should remodel or just find a new home. As you have probably realized, this isn't always an easy choice. There are many factors that go into this decision. Here are some things to consider when deciding what will work best for you.

1. Determine which is more cost-friendly

While both options will have costs, one will have more than the other depending on your situation. Some of the costs of selling include agent commissions, moving costs, minor repairs, the costs of a new home, and potential upsizing costs. The costs of remodeling can include permits, architectural plans, materials and labor, and any other additional costs incurred in the process.

2. Look into the current housing market

What to Expect After You List Your Home For Sale...

After all of the preparation required to list your home, you are probably ready to relax and wait for offers. While most of the hard work is done, it is important to keep in mind things that you may run into during the sale process. As you begin to welcome potential buyers into your home, here are a few things to expect now that your home is listed!

1. You might feel like you live in a museum.
You may have spent a great deal of time cleaning and decluttering, but now you are going to need to maintain that cleanliness. Potential buyers are going to expect a home that was as neat as the listing photos they saw, so it is important to meet their expectations. Now that you have officially listed your home, maintenance is necessary. There may be showings where you don't have time to do a full deep-clean, so choosing to keep your home 'show-ready' will help reduce any stress about the appearance of your home for a showing.

2. There will be some inconveniences.
Now that you'v ...

What is a seller's market?

A seller’s market is a market condition characterized by a shortage of homes available for sale. This results in pricing power for the seller. A seller’s market is a term commonly applied to the real estate property market when low supply meets high demand.
A balanced market is 5.5 months of inventory. What this means is that in 5.5 months if no new homes came on the market, we would run out of homes in 5.5 months.
In the current Spokane Market, we have been staying just above a 1 month inventory.  Since that is well below a balanced market of 5.5 months we are in a seller’s market. If we were above a 5.5 month inventory then we would be in a buyer’s market.
A seller’s market is advantageous to sellers in that they can price their homes a bit higher than market value or at market value and most times they are getting more than listed price. This happens because there are so many homebuyers shopping for homes and not enough homes to choose from. Th ...

The "Sweet Spot" For Selling Your Home

Many sellers believe that spring is the best time to place their homes on the market because buyer demand traditionally increases at that time of year, but what they don’t realize is that if every homeowner believes the same thing, the price of any item (including Spokane real estate) is determined by the theory of ‘supply and demand’. If many people are looking to buy an item and the supply of that item is limited, the price of that item increases.
The supply of homes for sale dramatically increases every spring, according to the National Association of Realtors (NAR). n that is when they will have the most competition!
The #1 Reason to List Your Home in the Winter Months is Less Competition!
Housing supply traditionally shrinks at this time of year, so the choices buyers have will be limited. The chart below was created using the last years months supply of listings from the National Association of Realtors.

As you can see, the ‘sweet spot&rs ...
