What is an Appraisal Report?

The appraiser sends the report to the lender taking note of the value of the home and how it was reached. Lenders are required to give buyers a copy. It may include the following:

* Condition of the home and notes about the neighborhood
* Information about upgrades
* Interior and exterior pictures
* Maps of the parcel and home
* Information about the comparables
* Description of how the appraiser determined the home value
* The home's value

As a seller, it is helpful to have the home appraised for a higher value. Here are some steps to give the appraiser the best possible impression of your home.

Selling Your Home is Like Brain Surgery

Selling your home is a big deal. The decision to do so is usually not a quick one and the thought of selling your home can cause a series of mixed emotions- scared, excited, nervous, sad and a plethora of others.


Many home sellers decide to sell their home on their own in an attempt to save on real estate commissions and rightly so. This seems logical and the process seems easy enough- especially if this isn’t your first rodeo.


I often liken the selling process to brain surgery. Now that is Spring, it's warming up, you are thinking about selling your home or you just want a change you've decided to do some improvements and updates around the house...here are some tips of what NOT TO DO when trying to add value to your home. 

Myth #1: Any remodel is a good one...

Ummmm...No. Some people think that any improvement is a good one, but not all home improvements are created equal. For example, I recently saw a home with a fireman pole in it! What? Cool for kids.. but seriously, not every homeowner is going to want to slide down this pole to get downstairs. Oy vay! Homeowners often assume that upgrades and renovations always make there place more valuable and sellable. But many home improvements do not, in add value to the home- and in some cases, could even act as a detriment if and when the property goes on the market. Here are some common upgrades that may not increase your home value:

1. Extensive Professional Landscaping

Landscaping are a personal preference, and all the hand-crafted bridges and unique pergolas in the world won't dramatically boost your bottom line.
