Home-Selling Timeline

You have decided to sell your home but aren't sure what you should do first... Here is a home-selling timeline to help you along the way and keep stress at bay.

While you are making the most of your weekends by getting ready to sell, don't get overwhelmed and break your to-do list into manageable chunks... even better idea...  break it into bite-size-pieces.. so much easier to swallow.

As soon as possible...

* Interview a real estate agent(s):

Take time to find an expert who has a great track record, good communication skills, and confidence!

* Make a plan:

Work with your agent to prioritize tasks. Focus on one at a time.

* Declutter:

What can you live without until you move? Pack it up and move it out!

2-3 months

* Hire a home inspector:

Get a pre-inspection so you can identify issues or items that need repair. Work these into your budget in the beginning so it doesn't blow a deal later.

Why FSBO Can Be a No-Go

In this DIY-age, it is easy to want to do everything by yourself. Saving money is great, and there are so many things today that we can do on our own after a simple Google search and a YouTube video or two. While sometimes doing it yourself saves you a few dollars, that isn’t  always the case when selling your home.

When looking at it from the outside, the For Sale By Owner option, or FSBO, may seem great. With a standard Realtor commission of 5-6%, wouldn’t it make sense to save yourself that money? Think again. In most cases, people choosing to take the FSBO route end up losing more than that when they try to sell on their own. Here are a few reasons to consider forgoing FSBO and hiring an agent.

1. Keeping emotions out can be difficult

Your home typically means something to you. It is where you’ve created memories. Because of that, it can be difficult to remove your emotions from a sale. Agents are there to be a mediator for rejections or nega ...

8 Things Home Sellers Should Never Reveal (Except To Their Realtor)

When homeowners decide to sell, they may find themselves justifying their choice to anyone who’ll listen. But, as the old saying goes, “Loose lips sink ships.”
In today’s world where sharing is the norm, sometimes keeping your rationale for making a move all to yourself is the right move. Though sellers would never intentionally want to harm their chances of securing the best deal possible, by being a little too honest, they can ultimately lose leverage when it comes to negotiating.

The following are 8 things home sellers should never reveal (except to their Realtor).
1. “These taxes are killing me!”
No one enjoys paying property taxes, but watching them spike over time can be a huge turnoff for some homeowners — particularly those who don’t take advantage of public school districts or other amenities funded by tax dollars. Still, sellers who share that they believe they’re grossly overpaying will cause buyers to think twice ...

You are selling your Kitchen!

If there is one room in the home you need to think about as you begin to sell it is the Kitchen.  Period.  This room is a BIG deal!

Think....You are selling your kitchen!  Especially in this millennial age of home buyers.  Millennials make up over 66% of first time home buyers currently, and over 35% of buyers overall, and the Kitchen is a BIG deal for them!

We are all thankful for the many drawers and cabinets in kitchens today, but they make it easy for us to hide our clutter instead of getting rid of it. If you have reached the point where you can no longer open a door in your kitchen without having something fall out, it is time to de-clutter your kitchen. No judgement here, but IT. IS. TIME.

Follow these steps and you can begin a clutter-free life, starting with your kitchen!

The utensil drawer - Sort through your utensil drawer. Toss out any broken or unused utensils.

Open your pantry and get rid of anything that is ex ...

How To Picture Yourself In Your New Home

I don’t know about you but I think house hunting is so much fun! Everyone has a list of needs and wants when it comes to their dream home. But what happens when you walk into a home and it isn’t really speaking to you? Maybe the walls are covered in wallpaper and the clutter never ends. It can be SO hard to look past the visual noise that but it is so important to try when you are house hunting because, at the end of the day, the clutter isn’t what you are buying. The walls and permanent features of the home are what you are spending your money on. You just need to learn how to picture yourself in that space and determine what you would be able to do with it.

Size, shape, and functionality are all so important when looking at a home. When you walk in, look around to see what other rooms you can see. Are they on the first floor? Second floor? Try to get a feel for the walls that are up and how you would place your furniture in the space. How big are the rooms ...
