Checklist for Selling a Home!

There are a number of details that must be addressed between the signing of the final contract and the closing date. If you are using a real estate agent, the hassle of this process will be dramatically reduced. The following list will help you stay organized:

Seller Checklist

Immediately upon acceptance of the contract

Follow-up on any terms outlined in the contract (providing homeowner association paperwork, well documents, etc.)
Make any repairs agreed upon in accepted contract
Provide the current mortgage loan(s) information to your escrow agent

During the Home Inspection

You should not be present.
If possible, be accessible by phone to answer any questions
Provide the agent with keys to any areas (crawlspaces, attics, etc) that the inspector will need to access to.
If the property is vacant, ensure that the utilities are on beforehand.

The Reason Your Home's not Selling!

If your home sits idle in a seller’s market, it’s time to get to the root of the problem.





It’s a seller’s market, If your home isn’t getting offers, something could be wrong. There could be many reasons your house isn’t selling, though.





Possible reasons your home isn’t selling fast:





1. You think it will be a breeze.





Being in a seller’s market could very well mean that your home will be bought for top dollar, no matter its condition. That’s not a winning strategy though.





Solution: Be realistic from day one. Look, you may love your house and the decor that you have put up but prepare yourself that it may take while if your house is suited for a few select buyers.  No matter what market we happen to be in, it’s still important to stage and clean your home.

Worried you might Sell TOO SOON!

If your home sold for top dollar you’d no doubt celebrate like crazy. But, how would you feel if you checked its value a couple of years later and found that it had risen even more? Would you be kicking yourself for selling too early?

This is what’s called “sellers remorse” and there are many home sellers suffering from this affliction all over the country. This is absolutely mental torture and it can occur anytime someone sells their home and later discovers they could have gotten more money had they hung on longer. Some home sellers get sellers remorse even before listing their house, thinking they should wait longer so they can ask for more money. They start ruminating about the possibility of leaving tens of thousands of dollars on the table if they list now rather than waiting.

Preparing Your Home for Sale: Grout Edition

You know those gloomy weekend days when you just can’t stand the thought of heading outdoors and Netflix has nothing new to offer? Have we got a job for you!

Take a look at the grout in your tile floors. Rather gross, right? Unless you suffer from ablutomania (we’ll wait while you go look it up), those spaces have seen better days.

So, take advantage of the downtime and get a head start on spring cleaning with these handy tips.

1. Clean it

Surf the internet for “how to clean dirty grout” and you’ll find enough different ways to keep you busy for the rest of the winter. So, we tried some of them on a grungy entryway tile floor:

Toothpaste
Nail polish remover
Barkeepers’ Friend (a cleanser)

Why FSBO Can Be a No-Go

In this DIY-age, it is easy to want to do everything by yourself. Saving money is great, and there are so many things today that we can do on our own after a simple Google search and a YouTube video or two. While sometimes doing it yourself saves you a few dollars, that isn’t  always the case when selling your home.


When looking at it from the outside, the For Sale By Owner option, or FSBO, may seem great. With a standard Realtor commission of 5-6%, wouldn’t it make sense to save yourself that money? Think again. In most cases, people choosing to take the FSBO route end up losing more than that when they try to sell on their own.
