You are selling your Kitchen!

If there is one room in the home you need to think about as you begin to sell it is the Kitchen.  Period.  This room is a BIG deal!

Think....You are selling your kitchen!  Especially in this millennial age of home buyers.  Millennials make up over 66% of first time home buyers currently, and over 35% of buyers overall, and the Kitchen is a BIG deal for them!

We are all thankful for the many drawers and cabinets in kitchens today, but they make it easy for us to hide our clutter instead of getting rid of it. Spring cleaing is essential when SELLING your home!

You might be thinking, “Why would I ever spring clean my home if I’m about to move?” But having a sparkling, squeaky-clean space is key to providing homebuyers with as much value as possible!If you’re putting your home on the market this spring, make sure you take the time to tackle these critical spring cleaning tasks for home sellers.

All the Dirty Details, There are several areas that get neglected or forgotten when you live in your home.

The heat registers! Remove them to clean them and vacuum the ductwork. You may even find an earing or lego!

Clean all light switches and outlet covers. If they are broken or discolored replace them.

Winter is now just a memory and your yard is now turning green. We live in an area with 4 seasons and that can take its toll on your yard, especially if you’re not taking care of it. Spring is in full swing and summer will be here soon. Here are a few tips on what to do now to have an easy to care for lawn all summer long.

Rake to remove any dead grass leaves, pine needles, or other winter debris. Pick up and remove larger debris like sticks and piles of leaves.  Raking will expose any bare patches that need attention and you can repair those spots.

Read your CC&R's!!! Why Sellers and buyers should read every document!

I’m often puzzled when talking to a seller that they have either just barely flipped thru or never read their CC&R’s for their neighborhood. It is essential to buying and maintaining a home that you are familiar with your CC&R’s: Covenants, Conditions, and Restrictions.

Even as a seller your listing agent will need a copy of the most recent documents, how much you pay for the HOA and what your dues cover.
Buyers and Current homeowners need to thoroughly read the CC&R’s and understand what they are: declarations are a list of legally enforceable rules and regulations governing everything from maintenance of common areas to what color you can paint your home. While some consider these rules as controlling or a violation of personal freedoms, in fact, they are put in place to help maintain property values and preserve consistency in the community. Sellers? How do you avoid issues at final walk thru?

How do you avoid issues or worse delay in closing, days before the sale of your home is going to close? Buyers will do a final walk thru the day of closing or the day before. If issues arise, they could refuse to sign or delay closing. How do you avoid this issue?
Make sure you have moved out and cleaned the house at least 24 hours before the closing day stated on the purchase and sale contract. What does this really mean for you as the seller, moved out? You have removed all of your possessions, and trash. Do not leave just a few things that the buyer MAY want unless this has been discussed between the buyer’s agent and your listing agent. This includes items in the attic, crawl space, garage and outside. Double check your cabinets and closets.
